What is the Infill Building Process?

From community consultation to finishing touches, find out how we rented these highly sought-after townhomes in Crescentwood before completion.

Have you ever wondered how infill homes get built? Or how the process differs from custom builds? At Paragon Design Build, we make sure the surrounding neighbourhood is a big part of the process.


For our townhomes at 925/927 Hector Avenue, we took a single-family home on its last legs and turned it into two beautiful side-by-side townhomes that were rented before the project was finished.


The previous home was in poor condition – it was a derelict home from the 1940s at the end of its life. Once Paragon Design Build acquired the home, we went ahead with community consultation.


We talked to the people within the neighbourhood, spent time there, and got a feel for the area. Most of the houses in the area are single-family homes, so when we engaged with the people who were living there, they told us they wanted to see new projects that matched the character of the neighbourhood.


We took the feedback from our community consultation and changed our original plans to a lower density project – two side-by-side townhomes. Each is designed for a single family, and would have minimal impact on traffic on the street.

Once we decided on the structure, our designer got to work. Zoe Henry of Zoe Henry Designs, a perennial collaborator of Paragon, spent time in the neighbourhood and familiarized herself with the character of the street so she could create something that would both fit the personality of Crescentwood and would also appeal to new renters.

Crescentwood is a very desirable neighbourhood in Winnipeg, nestled between the Corydon strip and River Heights, and close to many amenities such as retail, restaurants, and entertainment. The townhomes are also close to Harrow School and convenient transit and walking routes.


Because the neighbourhood has mostly single-family homes, we made each townhouse unique. The front of each property is distinct from the other, but both faces fit the rest of the neighbourhood.


The townhomes perfectly exemplify the affordable luxury Paragon Design Build is known for. The gable roof, neutral tones, and columns flanking the entrances create a classic, hearty exterior.

The space inside is bright, open, and inviting. The white galley kitchen with a walk-in pantry is open on both sides to the rest of the living space to encourage movement and flow on the main floor.


With four bedrooms, ample parking, and a large deck, these townhomes are remarkably spacious – perfect for growing families who need room to live, work, and play.


As it turns out, these townhomes were the perfect fit for many Winnipeg families. We had over 30 requests for viewings in the first week and rented both townhomes before they were even finished. Today, they’re home to two young, professional families.


Although every infill project we undertake is different, they generally follow this same pattern: planning, community consultation, building and designing all leading to high-value homes that contribute to the neighbourhood’s character and desirability.
