The Opportunity

The Property Administrator is responsible for providing administrative and operational support to the Property Management team by assisting with tenant communications, leasing administration, scheduling, reporting, and day-to-day property operations to ensure the efficient management of the portfolio.

What You’ll Be Doing

  • Provide administrative support to Property and Resident Managers.
  • Review and process rental applications, ensuring all tenant screening and documentation are complete and accurate prior to approval.
  • Prepare and process renewals for approval.
  • Prepare leases and amendments for Property Manager review, maintaining accuracy and compliance with policies and legislation.
  • Manage lease administration in Yardi Voyageur and SharePoint, including updating tenant records, charges, and supporting documentation.
  • Run daily AR and NSF reports to monitor payments and returned items throughout the month.
  • Manage accounts receivable follow-up and tenant account communications.
  • Assist with rent collection processes and related follow-up communication as required.
  • Apply charges to tenant ledgers, including late fees, NSF charges, key/fob replacements, and miscellaneous resident charges.
  • Process move-out on Landlord Express.
  • Process the move-out condition report and apply all associated charges to the tenant ledger.
  • Handle tenant and internal communications through shared systems, ensuring proper documentation and team-wide visibility.
  • Ensure compliance with the Manitoba Residential Tenancies Act while coordinating RTB proceedings, legal documentation, and tenancy-related processes.
  • Assist with general administrative tasks and process improvements.
  • Support compliance with company policies and property procedures.

What You Bring

  • Completion of Grade 12 or equivalent
  • 1–2 years of experience in residential property administration or property management support
  • Working knowledge of the Manitoba Residential Tenancies Act
  • Strong organizational skills with the ability to manage multiple priorities
  • Proficiency with Microsoft 365 and property management systems (Yardi or similar)
  • Professional communication skills and a high level of confidentiality
  • Interest in collaboration, learning, and growth
