What’s that building going up in front of Lucky Supermarket on Jefferson Avenue? It’s a beautiful new six-storey affordable luxury apartment building called The Jefferson. 

With this building, Paragon Design Build is proud to bring our popular brand of luxury affordable apartments to the Maples. We recently broke ground on the project, which is at 1325 Jefferson Avenue, with the help of City Councillor Devi Sharma and MLA Mintu Sandhu.

“We’re excited to begin construction on The Jefferson. This building will be perfect for new Canadians, young professionals and also retired people looking to downsize but stay in the area,” said Nigel Furgus, president of Paragon Design Build noting the many desirable amenities nearby including Lucky Supermarket and Maples Collegiate. 

“People want nice apartments with reasonable rent and sustainable, quality construction. The Maples hasn’t had many apartment buildings constructed to this standard, until now.”

Quality, Sustainable Construction

Designed by Affinity Architecture and built by Bockstael Construction, this project continues the successful pattern Paragon has established with its apartment buildings in other areas of the city. We use quality construction techniques - like steel and concrete instead of wood - and sustainable, energy efficient materials like insulated foam for foundation and walls. 

“This is an example of a great infill project and will provide new housing options in the community,” said Sharma. “Paragon has put forward attractive plans for their building and I share their excitement in launching this opportunity for new housing on a site that was underutilized.”

Sharma noted the building is surrounded by amenities within a short walk, like shops, banking, schools and parks. It’s also close to extensive transit routes and the Seven Oaks Pool. 

“The Maples is a well populated community,” she added. “The number of residents in north Winnipeg continues to grow through immigration and also when you grow up in north Winnipeg, like my family, I find residents are looking to continue to reside here.”

Lots Of Amenities & Affordable Rent

The building will include 72 apartments including one-, two-, and three-bedroom suites. It will also have a gym and interactive residents’ lounge. Each unit will include high-end finishes, high-speed internet, balcony, stainless steel appliances and in-suite laundry. With rents starting at $1,075 per month, the building will be a stand-out value in the northwest quadrant of the city.

Each unit will have a designer kitchen with quartz countertops and under-mounted sinks. Like other Paragon buildings, common areas will be elegant and welcoming. The new building will have 36 underground parking stalls and 77 outdoor stalls, as well as dedicated bicycle parking.

“We’re happy the project has been received so enthusiastically by the neighbourhood,” said Furgus. “We are already talking with Maples Collegiate to provide some practical work experiences for students.”

Paragon worked with the city, area residents and businesses to ensure the plan will fit into the neighbourhood and meet expectations. A wide, accessible pathway will link the street to the building and the existing shopping plaza, allowing pedestrians and cyclists easy access to everything. A new ornamental fence will also be installed to improve curb appeal.

“It’s been great working with Paragon on this project,” said Sharma. “I found they share the values of accessibility and safety for the neighbourhood.”

The ground floor will feature commercial space for rent as well, which will add to its appeal. Construction is expected to be completed by March 2023.
