Living next door to some of Winnipeg’s hottest restaurants while avoiding the bustle of downtown

If you’re looking for a mix between quiet residential streets and an active shopping and dining scene, Corydon is the perfect Winnipeg neighbourhood for you. There are many housing options available, especially if you’re looking to rent in Winnipeg.

The population of Corydon/River Heights is 57,375 according to the 2016 Census. The population increased by two percent since the 2011 Census, which shows the neighbourhood continues to attract new residents.

Central Location

Corydon is a great place for people who want a versatile neighbourhood – it gives you the best combination of downtown and suburbs. With Munson Park and the Assiniboine River to the north, it forms a triangle between Pembina Highway and Stafford Street.

The area includes McMillan, Little Italy and Earl Grey – mature neighbourhoods that offer great opportunities for infill development.

It has impressive walkability with a walk score of 80+ in most areas, meaning nearly all errands can be accomplished on foot. There are also many transit stops that service different areas of the city. For example, route 18 takes you through Osborne Village and then downtown in under 20 minutes.

Living near Corydon means you’re close to amenities like Grant Park Shopping Mall and Pan Am pool. Assiniboine Park is a leisurely bike ride away. It also borders Osborne Village, and the downtown area is a short walk as well.

Who Lives There

Corydon has a mix of old character homes and newer rentals, including infill housing. There is also a diversity of age, ethnicity and cultural backgrounds – about 12 per cent of Corydon residents identify as Indigenous and 28 per cent are first-generation Canadians, according to the 2016 Census.

Residents are mostly younger singles and couples, ranging from late 20s to early 40s. About 10 per cent speak both English and French, and over half have post-secondary education. Common careers for Corydon residents are in the service, business, science or health industries.

Corydon is home to many of Winnipeg’s most passionate sports fans, especially soccer. You can often find them cheering on their favourite teams in the bars on Corydon Avenue or displaying flags outside their homes. According to Environics Analytics, residents also enjoy literature, like to shop in-person at local stores and are socially active at the various bars and restaurants.

Things To Do

Corydon is a popular destination for foodies in Winnipeg. You can find cuisines of all kinds including top-notch burgers at The Grove, gluten-free sweets at Cocoa Beans, cheesy goodness at Tommy’s Pizzeria, the best soups in town at Asian Hot Pot and Italian food that will transport you straight to a Venetian piazza at Cafe Carlo (which is also one of Canada’s top 100 restaurants!).

You don’t have to look too hard to find local makers and sellers in the Corydon area. For those looking to redecorate their home, These Four Walls offers stylish furniture and home accessories. Valencia Boutique is a women’s clothing boutique with some of the most trendy looks and inclusive sizing. Radiance Gifts is a metaphysical store that carries everything from tarot cards to Tibetan singing bowls.

Other activities in the area include Nunavut Gallery, which showcases some of Canada’s top contemporary art in its 2,500 square-foot gallery. Academy Florist provides beautiful arrangements for special events or everyday occasions. If health and wellness is a priority, Corydon offers many options such as Wolseley Wellness, CrossFit Corydon and VogueFit.
