While 2021 was a tough year for nearly everyone, Paragon Living has still created some incredible moments and achieved exciting milestones in creating new affordable luxury rentals all around Winnipeg.
We’re grateful to have an incredible team of dedicated professionals who design, build and manage some stunning single family homes as well as some of the most popular new apartments and rentals in the city. Here are some of our highlights from 2021.
#10 – Started our YouTube Channel
This year we launched another way to serve the Winnipeg rental community – a YouTube channel. Now you can view house tours, tips, tricks, and infill information videos, along with our regular resources like this blog and our social media channels. Our most popular videos include a virtual tour of 530 River Avenue, 5 Reasons Infill Development is Crucial in Urban Planning, and 3 Key Secrets for a Successful Infill project.
#9 – 425 Kelvin Boulevard
We broke ground on 425 Kelvin Boulevard, our newest custom home coming to the Tuxedo area. Paragon Living gave designer Zoe Henry total creative control over this 2,700 square-foot California-style bungalow. This project stands out for its refined beauty featuring Indiana limestone, deep charcoal lap siding and gorgeous large windows which add something special to the streetscape, while in keeping with the charm and character of Tuxedo.

#8 – 255 Bell Avenue
Coming in Fall 2022, 255 Bell Avenue is a multi-family building located in the heart of Winnipeg. Its vibrant Osborne location will be suited for those who are looking for premium, stylish, lifestyle residences.
Breaking ground on the building this year was exciting because it gives a modern living option in a mature neighbourhood. At 47 units ranging from 525 to 1,200 square-feet, 255 Bell will provide many Winnipeggers an opportunity to see what affordable luxury infill living is all about.
We also started a development project at 530 Stradbrook Avenue. Located in the vibrant neighbourhood of Osborne, 530 Stradbrook will be an upscale residence offering six 2-bedroom, 2-bathroom suits up to 1,053 sq. ft. This is just one of our many multi-family housing projects we are bringing to Winnipeg.
#6 – 813 St. Mary’s Road
This year we finished a project at 813 St. Mary’s Road, another multi-family infill project. This one brings our affordable luxury brand to St. Vital, which is suited for those who are looking for upscale lifestyle residences.
All units feature balconies, nine-foot ceilings, quartz countertops, stainless steel kitchen appliances, bike parking and in-suite laundry. Situated about 10 minutes from downtown and five minutes to St.Vital Mall, this is a perfect location for people who want a range of amenities at their fingertips.
#5 – 30UC
A huge milestone for this year was achieving full occupancy at 30UC, our development project in the historic University Heights neighbourhood. This landmark building at Pembina Highway and University Crescent offers everything an urban city-dweller could desire — arts, fashion, food, post-secondary and nightlife — all within walking distance. Nearby access to major commuting routes allows you to quickly travel just about anywhere whether it’s a Jets game downtown or a country drive past the Perimeter Highway. The interest generated for such a large-scale building is encouraging and is propelling us toward more innovative future projects.
Yet another successful multi-family development is 513 St. Jean Baptiste. Developing a high end apartment building in a classic Winnipeg neighbourhood like St. Boniface was such a thrill for our team. Tenants started moving into the building in May and have since enjoyed the upscale lifestyle residences outfitted with luxury vinyl planing, walk-in closets, large balconies and quartz countertops.
#3 – 530 River Avenue
We started resident move-ins as of April 1 for 530 River Avenue and it’s been fully leased since occupancy. The building is a 4-storey apartment located in the heart of one of Winnipeg’s most popular neighbourhoods, Osborne Village. At walking distance, residents will have direct access to Safeway, Shoppers Drug Mart, Liquor Store, Starbucks and much more. The units are stunning and you’ll see them featured in our blog and social posts many times.
One of our most exciting projects from this year is 1325 Jefferson Avenue, which is a six-storey residential building. We held a groundbreaking event with City Councillor Devi Sharma and MLA Mintu Sandhu on Oct. 29 to celebrate the exciting announcement.
The concrete and steel building will include 82 apartments featuring one-, two-, and three-bedroom suites. It will also have a gym and an interactive residents’ lounge. With rents starting at $1,085 per month, the building will be a stand-out value in the northwest quadrant of the city.
#1 – Creation of Paragon Living
Our top highlight during 2021 was the amalgamation of Paragon Design | Build, with our Property Management company in order to create a full-service real estate development and ongoing management firm under the operating name, Paragon Living. Over the last 13 years, we have helped to develop many of the communities in Winnipeg. As we continue to grow, our new brand encompasses everything we do at Paragon. We look forward to continue to establish lasting relationships and help build up the communities we serve.
